    Required fields on a French rent receipt

    French law (loi 89-462 article 21) and case law set a minimum required content. An incomplete receipt can be challenged by the tenant and lose its evidentiary value.

    • Precise property address (including floor / lot in a co-ownership)

    What is a rent receipt?

    A rent receipt is a written document in which the landlord acknowledges having received the rent and charges from the tenant for a given period. It must include landlord and tenant identification, the property address, the period covered, the rent amount excluding charges, the charges amount, and the total received.

    Is a French landlord legally required to provide a rent receipt?

    Yes. Article 21 of the law of 6 July 1989 (loi 89-462) requires the landlord to provide a free rent receipt on the tenant's request, once payment has been fully made. The receipt cannot be billed for. FacturZen generates this document automatically, which keeps you compliant.

    What's the difference between a rent receipt and a rent notice (avis de loyer)?

    The rent notice is issued before the due date to inform the tenant of the amount due. The receipt is issued after payment is received and attests that the rent was paid. The two documents are distinct and complementary: FacturZen generates both automatically.

    How long should I keep rent receipts?

    Landlords should keep receipts for at least 3 years (the limitation period for rent claims). For French rental income tax filings (form 2044), keep supporting documents for 6 years. FacturZen archives the full history with no time limit and lets you export it at any time.
